Ballentyne Garden Apartment Building Undergoes Massive Refurbishment By New Owners

Newly renovated apartments target young professionals and students
SYRACUSE, NY., May 18 2026 – Crime at the Ballentyne Garden Apartments in
Syracuse’s Valley neighborhood has come to an end as a new owner of the property
undertakes a comprehensive renovation totaling millions of dollars. The four-building
property with 140 apartments located at 161 Ballantyne Road has been rebranded as
“The Cortile.”

Before redevelopment work could commence on the property, which was acquired
through foreclosure, numerous squatters and drug addicts had to be evicted via court
order. These individuals contributed to the degradation of quality of life in the
neighborhood, a spike in crime, and as a result, an increased police presence in the
area.

Commenting on the significant investment into the property, Joseph Hoffman,
spokesperson for the Cortile said, “We strongly believe in the potential of the City of
Syracuse. In 2025 alone over $275 million was invested in 21 development projects that
were either starting or in process across the downtown area. Our investment strategy in
The Cortile is focused on capitalizing on this strong upward swing. Our objective with
our investment is to fully restore and secure the property and bring it back to the quality
and purpose it was originally built for. We are confident that this investment will help

With an anticipated completion date of July 2026, the Cortile is geared at professionals
looking for an easy commute to downtown Syracuse, its surrounding suburbs, and the
variety of universities located close by.

These include Syracuse University, Upstate Medical University, Le Moyne College,
Onondaga Community College, Bryant & Stratton College’s two local campuses, and

apartments, 71 two-bedroom apartments, and seven three-bedroom apartments built
around a central courtyard. All apartments will feature gourmet kitchens with stone
countertops, professional-grade stainless steel appliances, and premium cabinetry.
Bathrooms will include a mix of luxurious showers and soaking tubs, and designer vanities. Upper-level units will have wide-plank wooden flooring and lower-level units
will have designer tiles. Each unit will have its own washer and drier. A smart entry
system including keyless fobs, mobile compatible entry, and a significantly enhanced
security system will be implemented including a network of cameras and perimeter
fencing. A rooftop terrace, gym, and sophisticated communal areas are also planned.
